BMU – The Optimal Façade Maintenance Solution for High-Rise Buildings

For high-rise buildings with complex and staggered façade designs, façade maintenance and cleaning always pose a major challenge. The Building Maintenance Unit (BMU) is a façade cleaning and maintenance system equipped with advanced European technology, installed by BM Windows on the rooftop and capable of moving flexibly across the entire building envelope. The BMU system installed by BM Windows has a total weight of nearly 90 tons, a maximum operating height of up to 246 meters, and an auxiliary hoist with a load capacity of 600 kg. It is assembled from hundreds of components in compliance with European technical and safety standards. This is considered the largest façade BMU maintenance system in Southeast Asia to date.

Soft & hard body impact test

In addition to PMU testing, and to meet Australia’s stringent standards, the façade system of 55 Pitt Street must undergo the Soft & Hard Body Impact Test – a procedure that simulates real-life impact scenarios.
In this test, a soft body weighing 50 kg and a hard body weighing 0.5 kg are dropped from a specified height to assess the structural integrity of the panel frame. The goal is to ensure that, even under sudden impact, the façade system remains fully secure and poses no risk to occupants or the building.
